BER (Building Energy Rating)

The BER is the basic building block for your energy saving journey. The survey gives a rating of your homes energy use.

What is involved in a BER?

The BER process is defined by the Sustainable Energy Authority of Ireland (SEAI) and can only be issued by certified BER assessors.

Survey

A BER assessor will call to the property to take measurements and build an understanding for items like insulation, heating systems and lighting systems. In short the assessor will need access to every room.

Desk Work

Once the survey is complete the assessor will return to the office and begin to calculate roof, wall and floor areas. This information is used to calculate how much energy the property will use to reach an average level for heating and lighting.

Publish

Once the information is uploaded to the SEAI system the BER certificate and report will be issued. This is the formal rating for the property and will remain valid for 10 years or until a change is made to the property which could change the rating. Changes include new boilers, new insulation or building works.
